Job Summary
An On-Site Maintenance Technician shall possess qualifications and assume responsibilities as follows:
QUALIFICATIONSAn On-Site Maintenance Technician must possess the following essential requirements:
- Must be available for night/weekend on-call duty
- Good human relations skills and the ability to work well with others
- High school diploma or equivalent
- Exhibit professional behavior and dress as required by Van Rooy
- Valid driver’s license, reliable transportation and hand tools suitable for maintenance-related work
- Physical capabilities to carry out job responsibilities including the ability to lift 80-100 lbs., stand for extended periods of time, ability to walk, talk and have use of both hands.
- Must have basic knowledge and experience in all areas of residential construction, carpentry and maintenance
- Must have the knowledge and ability to perform preventative maintenance and repairs to electrical and lighting systems, HVAC systems and plumbing systems
Responsibilities and Duties
JOB DESCRIPTION as one of the most important factors for resident retention, the On-Site Maintenance Technician is responsible for timely, courteous and accurate completion of repairs and preventative maintenance at assigned properties.
RESPONSIBILITIES
- Complete resident requested service orders on a timely basis (24-hours, unless stated otherwise)
- Complete all assigned maintenance work on vacant apartments within 5 business days (unless stated otherwise)
- Maintain lawns, flower beds, shrubs, trees, walkways and paths at assigned properties
- Operate and maintain power equipment essential to mowing, fertilizing, snow removal, and other related tasks
- Order appropriate maintenance supplies needed for jobs after approval from On-Site Maintenance Supervisor
- Assist On-Site Maintenance Supervisor as needed in emergency situations
- Consult with On-Site Maintenance Supervisor on major repairs, replacements and/or contracts
- Assist with event preparation and set-up as requested
- Attend meetings, training sessions and seminars as requested by On-Site Maintenance Supervisor
- Maintain a working knowledge of all fair housing laws, its policies and practices and be fair and consistent in upholding these and all company policies
- Comply with all OSHA regulations and any applicable laws regarding health, safety and environment

COMPENSATION:Non-exempt
- Non-exempt position of 40 hours per week
- Overtime paid at 1 ½ times hourly rate for all hours over 40 worked in one week
- All full time associates receive 40 hours (1.54 hours per pay period) of paid vacation during their first year of service. Associates receive 80 hours per annum (3.08 hours per pay period) from month 13 through 60. Associates receive 120 hours (4.62 hours per pay period) from month 61 through month 120. Associates receive 160 hours (6.15 hours per pay period) beginning in month 121.
- 48 hours of paid sick time and 8 hours of personal time are available to associates per year.

Pay: $18.00 - $20.00 per hour
