What You’ll Do:
As an Investment Associate, you will support the Company’s investment management platform across various strategies and geographic regions by performing transaction underwriting, preparing deal-related memos, and interfacing with brokers, equity & debt partners, and the Company’s leadership. This is a critical position in a firm currently deploying substantial capital, enabling the candidate to add immediate value and create a positive impact across the firm.

What You’ll Own:
- Engage in all phases of identifying, evaluating, and closing new investment opportunities.
- Develop detailed property-level financial models and perform thorough underwriting analysis.
- Analyze market comparables, property locations, and demographics to validate and refine underwriting assumptions.
- Create comprehensive cash flow models for new investment opportunities and calculate key performance metrics, including IRRs, equity multiples, and cash-on-cash returns.
- Assist in sourcing a steady volume of prospective assets through established channels and proactively develop new connections to expand the deal pipeline.
- Serve as the primary contact for managing and scheduling third-party consultants involved in the due diligence process.
- Lead comprehensive property-level due diligence efforts to ensure thorough evaluation of investment opportunities.
- Prepare and maintain weekly reports on the deal pipeline to track progress and updates.
- Draft detailed investment and due diligence memos and present findings to the Investment and Operations teams.
- Other duties and projects as directed and assigned.
What You’ll Bring:
- 2 to 5 years of real estate transaction-oriented experience with a financial institution, investment management firm, investment bank, or private real estate firm.
- Proven detailed knowledge of real estate underwriting and financial analysis in one or more investment real estate asset classes.
- Strong grasp of financial principles and concepts critical to multifamily real estate underwriting (NOI, cap rates, IRR, NPV, ROI, ROC, Yields, etc.).
- Mastery of document preparation (Word & PowerPoint) and spreadsheet modeling (Excel).
- Demonstrated ability to complete financial analyses that accommodate complex ownership and financing structures.
- Ability to analyze qualitative and quantitative information to drive informed strategic decision-making and underwriting.
- Strong organizational, time-management, and project management skills to effectively track, report, and manage multiple projects and priorities where meeting deadlines is critical.
