Qualifications:
- Bachelor’s degree in Engineering, Facilities Management, Project Management or a related field.
- Minimum of five years experience in the field of commercial building operations to include: extensive experience in mechanical systems, electrical systems, electronics systems and related fields, including experience in supervision and life safety.
- Comprehensive knowledge of the building and maintenance trades; ability to plan and coordinate a comprehensive maintenance program utilizing materials and labor resources; ability to establish and maintain effective working relationships with employees and other officials
- Ability to manage personnel and budgets.
- Ability to coordinate departmental functions to achieve district goals
- Ability to interpret and apply state law, local policy, and administrative procedures
- Ability to compile and analyze data
- Strong organizational and communication skills
- Demonstrate knowledge and proficiency in working with computers and other types of technology
ESSENTIAL FUNCTIONS:
- Assists with the supervision of all work performed by Facilities Department employees
- Coordinates maintenance activities with school personnel
- Provides support to inspect, evaluate, and report the condition of a building and its equipment to determine if repair or replacement is necessary
- Works a flexible schedule as required to assist other school employees beyond regularly scheduled work hours
- Assists with the submission of an operating budget and a Capital Asset Plan to the executive director of finance which includes funds for normal repairs, replacement, and maintenance of school equipment and buildings, and funds for all utility expenditures
- Assists in the development and monitoring of all maintenance and operations budgets for efficient use of district funds
- Assists with the approval of specifications for procurement of supplies, equipment, and services related to maintenance and custodial departments.
- Provides input to project renovations and new construction
- Ensures division’s compliance with all federal, state and local regulations regarding operations programs. Including but not limited to one MS-4 plan, Environmental regulations for grounds, buildings and 3 water treatment plants.
- Develop a Facilities Department safety plan for the Facilities technicians and manage this plan.
- Provides various training opportunities for maintenance and/or custodial employees.
- Performs maintenance tasks after scheduled work hours or when shortage of maintenance employees or severe weather conditions require it.
- Answers questions and/or addresses concerns regarding division facilities. Develop division presentations and present them, to administration and the School Board.
- Provides leadership to an effective preventative maintenance program.
- Directs and manages maintenance, contracted services, custodial and central warehouse operations of the division.
- Develops and communicates departmental procedures of maintenance and operation of division’s buildings.
- Processes paperwork required for the department’s daily operations.
- Assists coordinators and supervisors with prioritization of work order requests.
- Develops periodic reports on effectiveness of maintenance, custodial, warehouse/delivery, and other operations functions.
- Researches new technology, equipment and processes for delivery of services.
- Plans and directs inventory control programs for equipment, parts, and supplies.
- Provides input into development of long range plans for maintenance and operations, staffing, capital purchases, and facility needs.
- Maintains safety standards for department staff by developing and communicating procedures to conform to federal, state, and insurance regulations.
- Other duties may be assigned by the Director of Facilities.
