Job Overview:
The Senior Property Manager will oversee from Day 1 our newest apartment community, a Pittsburgh icon designed by the architect behind NYC's Flatiron Building and DC's Union Station, now reimagined as over 250 modern residences. This role encompasses a broad range of responsibilities including tenant relations, property maintenance, compliance, and team management, all aimed at maintaining exemplary living conditions and community engagement, and ensuring the highest levels of resident satisfaction, operational efficiency, and financial performance. A successful candidate will have the opportunity for fast-track promotion to a regional position within our rapidly-growing team based on performance.
Key Responsibilities:
- Hire, supervise and develop on-site property staff, including leasing consultants and maintenance personnel, to maximize team and property performance.
- Engage proactively with residents and respond to tenant concerns in a timely and professional manner to foster a positive community atmosphere.
- Develop and implement marketing strategies, including use of internet listing services and market competition analyses, in collaboration with regional and corporate management.
- Conduct property leasing tours with prospective tenants.
- Assist in revenue and expense budgeting; monitor financial performance of property.
- Negotiate and manage vendor contracts to secure the best value and service.
- Ensure compliance with legal and regulatory requirements including the Fair Housing Act.
- Stay up-to-date on industry trends and best practices, sharing knowledge and expertise with other team members as appropriate.
- Perform regular property inspections to ensure adherence to maintenance, safety and cleanliness standards
- Limited travel as required.
- Willingness to work select Saturdays as needed during lease up and/or peak leasing seasons, as part of team rotation.
Qualifications:
- Minimum of 3 years of experience in a management role within the Property Management, Hotel, Hospitality, or Retail sectors; multifamily lease up experience is preferred.
- High school degree or equivalent required; bachelor’s or associate degree in property management, real estate, business administration, or a related field is a plus.
- PA real estate broker license is required.
- Strong knowledge to adhere to applicable federal, state, and city regulations involving Fair Housing, health and safety policies and procedures, and other aspects of residential, multi-family property management.
- Proficiency in Yardi, Microsoft Office Suite (especially Excel), and other relevant industry software. SEO experience a plus.
- Strong communication, negotiation, problem-solving, and organizational skills.
- Relevant industry designations (e.g., CAM, ARM, CPM) or willingness to attain certifications as needed.
- Valid driver’s license, clean driving record, and ability to pass comprehensive background check.
Physical Requirements:
- Ability to move around the property and occasionally lift equipment up to 50 pounds.
- Willingness to work under various outdoor weather conditions and meet strict deadlines.
- Capability to perform tasks requiring physical movement, including moving inside the office to access different areas and equipment.
