As a project manager at Johnson-Lancaster we are looking for someone that can effectively:
- Provide leadership through all phases of construction projects.
- Review customer contracts against project contract documents prior to execution, ensure contract compliance throughout course of work.
- Review Customer project schedule and provide feedback as necessary.
- Review project bid documents, Autoquotes Spreadsheet, drawings, specs and vendor quotes for job prior to initial purchase of job. Review purchase orders for accuracy.
- Solicit and review quotes for the installation of exhaust hoods and fire protection, refrigeration, health department, and other project safety requirements.
- Generate subcontracts ensuring subcontractor compliance with contract documents.
- Coordinate with project stakeholders to provide quality control of interfacing trades to include rough-in verification, and field dimensioning.
- Review equipment releases, approve shop drawings for custom/fabrication items, purchase orders, color selections, and utility information to release equipment timely, accurately, and within budget.
- Review RFI’s and document issuances to identify cost events, generate and submit change orders and coordinate required changes to equipment or scope.
- Successfully manage multiple projects at various stages concurrently.
- Timely and effectively communicate with all project team members.
- Aggregate, review, and prepare for submission construction and project documents.
- Develop and keep project team up to date on project schedules, change orders, RFI's, and ASI's
- Project visitation and attendance of project meetings as necessary
- Oversee contracted equipment fabrication & delivery schedules.
- Coordinate installation with client.
- Obtain, review, and submit shop drawings and equipment cut book to customer for approval.
- Review, make changes to, and submit for approval all items requiring drawings such as custom equipment. Obtain client sign off and verify field conditions prior to releasing equipment for fabrication.
- Track and control all construction costs and provide quality control for all projects.
- Ensure requested change orders receive proper approval and corresponding purchasing documents are generated.
- Obtain and review quotations and generate subcontracts for all scopes of work needed to complete the job, such as equipment installation, refrigeration, and Mechanical work.
- Identify and communicate to stakeholder’s issues related to design or construction and provide feedback to resolve issues identified.
- Review equipment installation and generate punch list for Installers.
- Coordinate equipment startups, owner training, and submission of all project closeout information.
- Coordinate customer warranty calls after turnover of project for duration of warranty period, monitor and assist with service issues and costs as they arise.
- Review project progress and assist in generation of billings.
- Assume 100% Ownership of the project through completion.
Competencies:
· Bachelor’s degree preferred.
· Minimum of 4 years of project management field experience preferred.
· Prior experience in construction, architectural, or design industries preferred.
- Knowledge of general construction, mechanical, electrical, and plumbing.
· Demonstrated ability to effectively manage multiple resources and coordinate people and schedules.
· Excellent verbal and written communication skills required.
· Proficiency with Microsoft Office, and PDF editing software required.
· Strong interpersonal skills with demonstrated ability to work in a collaborative environment.
· Must be able to manage competing priorities and deadlines through exceptional organizational skills, and strong attention to detail in a fast-paced environment.
· Must be pro-active, results oriented, and take ownership of work responsibilities and projects.
· Strong ability to frequently perform complex tasks with minimal supervision.
· Must be able to work both independently and within a team.
· Strong relationship building skills with clients, stakeholders, vendors, co-workers, and other trades on job sites.

· Willingness to travel on a regular basis.
- Cad and Auto quotes knowledge preferred.
Physical Demands
This position is frequently required to sit, hear, use close and peripheral vision as well as depth perception. It also requires occasional standing, walking, bending, stooping, kneeling, squatting, and crawling. May occasionally be required to lift up to 50 lbs.
· Working Conditions - The Project Manager will travel to indoor and outdoor construction sites with exposure to varying temperature conditions. Working in highly elevated areas are also possible. May require evening or weekend hours as business needs demand. This position will require frequent travel.
