Job Summary:
A property manager is responsible for managing and maintaining real estate properties on behalf of property owners. This includes ensuring the properties are well-maintained, tenants are satisfied, and financial goals are met.
Duties and Responsibilities:
- Tenant Relations:
- Handle tenant inquiries, complaints, and requests.
- Facilitate the leasing process, including tenant screening, lease agreements, and move-ins/move-outs.
- Address and resolve tenant issues promptly and professionally.
- Property Maintenance:
- Coordinate and oversee maintenance and repairs.
- Schedule regular property inspections.
- Ensure that the property meets health, safety, and environmental regulations.
- Financial Management:
- Establish and manage property budgets.
- Collect rent and other fees from tenants.
- Monitor and manage expenses to ensure financial goals are met.
- Marketing and Advertising:
- Develop and implement marketing strategies to attract new tenants.
- Advertise vacant units and coordinate showings.
- Legal Compliance:
- Stay informed about local, state, and federal landlord-tenant laws.
- Ensure the property complies with all relevant regulations.
- Record Keeping:
- Maintain accurate and organized records related to the property, including leases, financial transactions, and maintenance activities.
- Vendor Management:
- Hire and manage contractors for maintenance and repair work.
- Negotiate contracts with service providers to ensure cost-effectiveness.
- Emergency Response:
- Develop and implement emergency response plans.
- Respond promptly to emergencies and coordinate necessary actions.
- Reports and Communication:
- Provide regular reports to property owners on financial performance and property conditions.
- Communicate effectively with property owners, tenants, and other stakeholders.
Skills:
- Strong negotiation and problem-solving skills.
- Proficiency in property management software.
- Financial management and budgeting skills.
- Knowledge of building systems and maintenance processes.
Job Type: Full-time
Pay: $24.00 - $35.00 per hour
Expected hours: 40 per week
