Nonprofit developer and property management company is looking to hire an individual that wants to grow in a specialized carrier to become a Property Maintenance Technician to maintain our properties in Santa Barbara, CA and assist with other properties in North and South Santa Barbara County. Individual must be open to taking after hour calls and completing emergency repairs.

This is a full time position (40 hours per week, 5 days per week).

Responsibilities
Daily Maintenance Responsibilities
- Minimum Basic level experience in trades: electrical, carpentry, plumbing, HVAC (electric/Gas Force Air and wall Furnaces), painting, carpet care, appliance repair.
- Walk interior and exterior sidewalks on a daily basis, removing debris and trash, washing the sidewalks/curbs/gutters as needed, and checking fencing for any required repairs.
- Clean, paint and repair vacant units consistent with our policy and procedures.
- Upon request from Maintenance Manager, coordinate with vendors and service providers for onsite repairs.
- Review all work orders on a daily basis through the CMMS, and make repairs for tenant after notification of entry if the repair does not require an third party vendor vendor.
- Determine if any items requiring repair is under warranty and contact the manufacturer or contractor for repairs if under warranty.
- Determine if any repair items are resident caused and notify Maintenance Manager.
- Maintain parts and supplies inventory and order necessary parts, appliances, etc.
- Complete periodic inspections of units in coordination with the Maintenance Manager.
- Be present at various inspections and prepare inspection reports as requested.
- Conduct preventative maintenance for building systems and equipment as prescribed in property Preventative Maintenance Plan.
- Notify the Maintenance/Leasing Manager of any tenant violations.
- Clean dumpster areas and make sure the gates and dumpster's lids are closed when not in active use.
- Ensure that rain gutters are free of debris.
- Repair washers and dryers as needed, or notify the Maintenance Manager to contact an outside repair vendor.
- Repair and change locks as needed.
- Work within the approved budget for each site in coordination with the Maintenance Manager and Management.
- Understand and follow safe work practices for all trades, including but not limited to: Lockout Tag-out, Confined Space Entry, use of hazardous chemicals, use of Personal Protective Equipment, Ladder Safety, and working from Elevated Surfaces.
- Other tasks as assigned.
Requirements
- Basic knowledge on property maintenance or construction experience required.
- Experience working with vendors desired.
- Microsoft Office and general computer proficiency required.
- Ability to develop scopes of work and develop bid packets required.
- Ability to operate light equipment and hand/power tools used in maintenance and repair required.
- Valid CA driver’s license, proof of auto insurance Must have a CLEAN DMV RECORD
- Ability to lift up to 50 pounds, stand and walk 7-8 hours daily, bend, squat, reach.
- Willing to travel to different properties for coverage, after hour calls, and emergency repairs.
Starting Compensation Range: $20.00- $28.00 an hour (final salary or hourly rate will be determined based on experience and skills)
