PRIMARY JOB DUTIES
(Any position may not include all the duties listed nor do the examples include all of the tasks that may be performed.)
1) Building Operations
A. Inspects the building, grounds, and equipment on a quarterly basis.
B. Handles all necessary repairs and maintenance as requested by the Executive Director and Owner.
C. Installs equipment and appliances.
D. Follows local and state building codes.
E. Complies with all company safety regulations.
F. Keeps a maintenance log and writes shift reports.
G. Reports any issues to the Executive Director or Owner.
H. Responds to repair and maintenance requests in a timely fashion.
I. Loads and unloads equipment and tools into work vehicles if needed.
J. Follows written and verbal instructions from the Executive Director and Owner.
K. Collaborates with the maintenance team and contractors as needed.
L. Reads and follows manuals, blueprints, and other written instructions.
M. Uses equipment, including power tools, hand tools, electric tools, and plumbing tools.
N. Ensures adherence to AAA1B (AgeWays) requirements and regulations.
O. Ensures resident rooms are in good repair and assists in functions necessary to restore a room to selling standard.
P. Compiles a report of repairs once a resident has completely moved out their belongings.
Q. Collaborates with maintenance workers, maintenance managers, and contractors.
R. Sends necessary reports to Fire Marshall and other licensing/regulatory agencies as needed.

JOB SPECIFICATIONS
1) Education: High School Graduate
2) Age: Not less than 18 years of age.
3) Health: Negative TB test results
4) Skills: Basic literacy skills; good command of English language demonstrated through verbal and written communication.
5) Experience: Shall be competent in the following areas:
1. At least one year of building maintenance, construction, plumbing, or electrician experience is strongly preferred, but not required.
2. A certification in building maintenance is a plus.
3. Must have a driver’s license and a clean driving record.
7) Physical effort: Ability to perform required duties without physical restrictions.
A. Must be able to see, hear, walk, speak, read, and perform manual tasks with or without accommodation, and care for oneself with little or no difficulty.
B. Handles the physical demands of the job, including standing, bending, pulling, pushing, climbing, and lifting at least 50 pounds.

Pay: $19.00 - $22.00 per hour
