Assistant Property Manager
Summary:
In-house Assistant Property Manager for high-energy applicants with an attention to detail at growing privately owned portfolio of rental homes & apartments in Pinellas County.
Primary Role:
● Assistant Manager to Property Manager similar to that of an apartment community
● Collect rent, make deposits, follow up on delinquency, post 3-Day notices
● Run operational reports as needed
● Handle renewal offers and renewal leases
● Manage resident needs and issues
● Inspect properties on schedule to make notes of problems, new projects, and updates as needed. Create and post 7-Day notices as needed with timely follow up
● Run operational reports as needed
● Oversee Leasing Agent to ensure leasing is moving forward, ads are of good and effective quality, and to provide support when things aren't leasing well. Schedule showings for apartments and occasionally leasing/process applications for approval
● Work with maintenance staff ensuring all requests and issues are addressed promptly and with excellent customer service
● Manage resident needs and issues
Who You Are:
● Ability to accept delegation, delegate as needed, and efficiently multitask
● Strong marketing skills, knowledge of St Petersburg market and an eye towards using both to advertise on multiple online platforms including social media
● Strong personal skills with staff and clients
● High focus on customer service and standards and expectations for same
● Able to work with a variety of personalities
● Equally comfortable inside the office and in field/on-site
● Able to jump in to fill roles as needed
● Experience with property management software (currently use Rent Manager)
● Property Management Experience a plus
Position Requirements and Schedule:
● 9:00 to 5:00 Monday through Friday
● Must have own reliable transportation & clear Criminal Background Screening
● Pay commensurate with experience
