MAINTENANCE TECHNICIAN
The Maintenance Technician is responsible for performing maintenance and other duties that assure the preservation and upkeep of the buildings, fixtures, and resident spaces. The Maintenance Technician is a key member of the customer service team and must exercise good customer care skills in order to maintain a high level of customer satisfaction.
Responsibilities:
- Meet and be personable and professional with community residents.
- Prepare and ready apartment units for new occupancy in accordance with the Make Ready schedule.
- Complete work orders in accordance with Fair Housing guidelines.
- Perform preventative maintenance, inspections and testing of items including replacement of filters, inspection and replacement of smoke alarms and all light fixtures.
- Perform daily pool care and use chemicals in accordance with established and safety procedures.
- Snow removal and application of ice melt.
- Document work orders accurately with work done, parts used and time spent.
- Effectively access a situation which may require assistance or specialized equipment and respond appropriately in serious or emergency situations.
- Provide emergency on-call services on a rotating basis with other maintenance staff. Overtime may be required.
- Communicate effectively with Maintenance Supervisor on a daily basis to ensure all objectives are met and property is up to company standards.
- Communicate with Maintenance Supervisor regarding suppliers or vendors to ensure safe and efficient operation of property maintenance.
- Trouble-shoot and diagnose and correct heating and air conditioning problems.
- Trouble-shoot and diagnose and correct appliance problems.
- Must be able to diagnose and repair equipment or appliances, which are not clearly seen or reached under counters, on ceiling etc.
- Re-key locks and cut keys.
- Repair electrical and plumbing problems.
- Provide carpentry and sheet rock repairs.
- Fix problem with cleanliness of property including trash and hallways.
- Assist in monitoring maintenance, inventory, parts, cleaning supplies and placing replacement orders.
- Perform landscape maintenance and irrigation system repair.
- Perform pest exterminations as needed in vacant units.
- Maintain company tools, equipment and vehicles in a satisfactory condition.
- Have the ability to use power machinery properly and safely.
- Know property rules and regulations and inform Maintenance Supervisor of non-compliance.
- Performs other reasonable duties as assigned.

Education:
- High school or equivalent (Preferred)
Experience:
- Maintenance: 1 year (Preferred)
- Pool Maintenance: 1 year (Preferred)
- HVAC: 1 year (Preferred)
License/Certification:
- Driver's License (Preferred)
- EPA Certification (Preferred)
