TITLE: Maintenance Director
REPORTS TO: Administrator
Non-Exempt
PURPOSE OF POSITION:
The primary purpose of the position is to lead the facility maintenance team in order to maintain the facility and equipment in a safe and efficient manner in accordance with applicable federal, state, and local standards, guidelines and regulations.
ROLE and RESPONSIBILITIES:
- Work with team to ensure all work orders are completed in a timely manner and according to priority as needed or as assigned. Ensure that all systems within the facility are operating optimally.
- Implement, Perform and document routine preventive maintenance inspections, tests and repairs to electrical equipment, pumps, motors, emergency generator, HVAC equipment and life safety systems, etc. as part of preventative maintenance program
- Engage in general building and grounds maintenance and repair work as necessary or as assigned, using proper techniques and procedures.
- Coordinate daily maintenance services with other departments when performing routine assignments in resident areas.
- Attend the Department Head Meetings to assess maintenance needs and develop action plans
- Update Administration with facility needs on a regulars basis
- Coordinate with the Maintenance Assistant Director, and Maintenance Supervisor to ensure all Federal, and State guidelines are met.
- Oversee the Preventive Maintenance program set in place to ensure all Preventive Maintenance work orders are done correctly, and in a timely manner.
- Assure all Magnolia Manor policies are followed by the Maintenance staff throughout.

EDUCATION/EXPERIENCE/QUALIFICATIONS:
- Must be knowledgeable of electrical systems, plumbing systems, mechanical systems, carpentry practices and procedures as well as the laws, regulations and guidelines governing long-term care facilities.
- Must possess the ability to plan, organize, and implement the goals and objectives for maintaining the facility and equipment safely and efficiently.
- High school diploma or GED
- Must possess at least 3 years of maintenance experience
