Position - Director of Preconstruction | Atlanta, GA
The Director of Preconstruction oversees all preconstruction activities, including initial project planning, budgeting, scheduling, and design review.
This role requires a deep understanding of construction processes, excellent leadership skills, and the ability to work collaboratively with clients, architects, engineers, and internal teams.
The ideal candidate will have a strong background in construction management and a proven track record of successfully leading preconstruction phases.
Key Responsibilities:
- Project Planning: Lead the development of initial project plans, including scope, schedule, and budget.
- Budgeting and Estimation: Prepare detailed cost estimates, budgets, and financial analyses to ensure project feasibility and alignment with client expectations.
- Design Review: Collaborate with architects and engineers during the design phase to ensure constructability, cost-effectiveness, and compliance with project specifications.
- Risk Management: Identify potential risks and develop mitigation strategies to ensure project success.
- Client Relations: Serve as clients' primary point of contact during the preconstruction phase, addressing concerns and providing regular updates on project status.
- Team Leadership: Lead and mentor a team of estimators, project managers, and other preconstruction staff, fostering a collaborative and results-oriented work environment.
- Vendor and Subcontractor Coordination: Develop and maintain relationships with key vendors and subcontractors, ensuring competitive pricing and high-quality work.
- Contract Negotiation: Assist in negotiating contracts with clients, subcontractors, and suppliers to ensure favorable terms and conditions.
- Reporting: Prepare and present detailed reports on preconstruction progress, including budget status, project timelines, and risk assessments.
Qualifications:
- Bachelor's degree in Construction Management, Engineering, Architecture, or a related field.
- Minimum of 5-10 years of experience in preconstruction, estimating, or construction management.
- Proven leadership experience in managing preconstruction teams and projects.
- Strong analytical and financial acumen, with the ability to develop accurate cost estimates and budgets.
- Excellent communication and interpersonal skills, with the ability to effectively interact with clients, architects, engineers, and internal teams.
- Proficiency in construction management software and tools (e.g., Procore, Bluebeam, MS Project).
- In-depth knowledge of construction processes, building codes, and industry standards.
- Ability to multitask and manage multiple projects simultaneously in a fast-paced environment.
