Signature Renovations LLC is an established small business construction company based in Capitol Heights, MD. We specialize in general contracting, mechanical, electrical, architectural, and multi-discipline construction, and renovation projects, mainly for federal agencies in the Mid-Atlantic region.
Position Description & Job Summary
Primary duties will include complete responsibility for writing scopes, performing takeoff, managing scopes and all communications preparing proposals, estimating, bid documents, managing contract award processes, and pre-construction planning. The senior estimator is expected to lead coordination efforts with the estimating and project team and help mentor the team. Typical projects are in the range of $250,000 to $10,000,000 and with some over $20,000,000.
The incumbent will report primarily to the director of operations and will work at an independent level, with minimal oversight. Work hours are generally Monday-Friday, 7:30 am – 4:00 pm with infrequent evening and weekend work, during busy seasons. Travel to job sites in the general DC Metropolitan area is required to attend project site visits, pre-proposal meetings, and design project meetings. Site walks and meetings may involve climbing to elevated locations, going into trenches, confined spaces, environments with extreme temperatures, irregular walking surfaces, and a wide range of potential construction hazards.
Duties and Responsibilities
- Review project documents and develop subcontractor scopes of work for multiple projects at a time. This includes reviewing design narratives and coordinating with design partners to develop complete scopes of work on design-build pursuits.
- Coordinate with subcontractors to review scope, answer questions, problem solve, negotiate, and ensure proper subcontractor coverage for each project.
- Perform quantity take-offs, summarize quantities in estimate files, and draft pricing including self-perform work.
- Attending project site visits and pre-proposal meetings.
- Work with chief estimator and director of operations to set-up and lead estimates and assist in training new estimators.
- Analytically review project documents to develop well-written RFIs and identify potential scope gaps and design omissions.
· Tasks related to the bidding, award, planning, execution, and close-out of design-build or construction contracts. Primary responsibility will be working in conjunction with Project Managers to perform the following duties:
· Preparation of pre-construction submittals – Submittal registers, transmittal documents, lists of contracting/subcontracting personnel, catalog cuts, sample products & materials, submittal packages for approval by government project managers, contracting officers, architects and design engineers.
· Providing research assistance for suppliers, equipment manufacturers, specialty subcontractors, project and contractual requirements and information within or related to the contract documents.
- Attend industry networking events, subcontractor networking events, and individual subcontractor meetings to develop and maintain relationships.
- Coordinate with the estimating team to ensure each project is properly scoped and coordinated among all trades.
- Prepare for bid days by attending review meetings, preparing leveling sheets, reviewing proposals, and coordinating with subcontractors. Review scopes with all subcontractors prior to bid day.
· Prepare and lead bid-day proposal submissions.
· Support project management in the process for pricing, rentals, purchase orders, and other related tasks to assist with the Project Manager workload.
· Manage and organize electronic estimating files and folders for future use and historical information.
Qualifications
· Bachelor's degree or equivalent in engineering, architecture, construction management, or a related field of study.
· Minimum 7 years of estimating experience for a general contractor or subcontractor in the Metro Washington DC area.
· Strong capabilities to read and interpret technical specifications, construction drawings, contract documents, and other project-related information.
· Must possess strong communication skills.
· Must have strong organizational, technical, and math skills.
- Must understand the processes and sequencing of construction and be able to provide constructability input into the estimating and bidding process.
· Initiative and self-direction for starting, researching, and completing tasks independently, and developing systems of order and efficiency.
· Strong computer skills, including Procore, Excel, Word, On-Screen Takeoff, RS Means, BlueBeam, Building Connected and other construction software.
· Ability to manage and work well with others.
· Ability to maintain a high degree of precision in detailed work.
· High sense of urgency to complete assigned tasks.
· Ability to manage multiple bid proposals and priorities.
Knowledgeable in all construction divisions of the following: civil/site construction, foundation, roofing, specialty products, and structural systems, miscellaneous metals, casework, doors, specialties, interior finishes, exterior building wall systems, sprinkler, fire alarm, mechanical, plumbing, and electrical systems, and the costs of these systems.
The incumbent must be a US Citizen and have the ability to pass a satisfactory background investigation, hold a valid driver’s license, and have/maintain a satisfactory driving record.

Pay: $106,398.00 - $112,675.00 per year
