The Assistant Service Manager helps the Service Manager lead and delegate maintenance requests, preventative maintenance duties, and amenity area maintenance for the property. They will work directly with the Service Manager on all aspects of the community and oversee a safe, secure, and comfortable living environment for residents, visitors, and associates. This position assists in leading the maintenance team by being a mentor and a leader. This role will effectively manage the Service Manager's responsibilities while the Service Manager is out. The Assistant Service Manager will respond to after-hour emergencies while on-call.

What You’ll Do…

Assign and review work for maintenance workers; daily review of work orders’ status.

Maintain property inventory, monitor purchase orders, invoice approvals, and the maintenance budget.

Detect deficiencies within the building and grounds and take and/or delegate necessary action.

Ensure apartment units are ready for new move-ins by conducting inspection and quality control.

Responsible for 24-hour emergency maintenance, on-call responsibilities, and scheduling.

Ensure the quality of work, productivity, and housekeeping standards are maintained.
Requirements:
What You Need to Succeed…

High School Diploma or GED preferred.
-
3+ years of property management maintenance experience required.
-
The following licenses are required within 18 months of hire and/or progressing towards these licenses: OSHA, EPA, CPO, and CAMT.

Experience with plumbing, electrical, heating, air-conditioning, appliances, and many other repair areas.

Written, verbal, and oral communication skills; including checking email and phone/voicemail daily.

Basic computer skills and knowledge of property management systems such as Yardi, SightPlan, etc.

Budget knowledge.

Pass criminal background screening prior to employment.
