Overview:
Owner's Project Management roles and responsibilities for the Pre-Construction, construction, operational turnover, and project Closeout for assigned Projects which Include but are not limited to the following categories. The final project program, space allocations, budget development, and schedule will determine the exact scope of responsibilities but the basic responsibilities are defined as follows:
The first responsibility for the position is the strict adherence of the employee to the Rules and Regulations outlined by Human Resources including professional conduct associated with those rules.
Qualifications:
Pre-construction role
Working with the design and construction team members, developing and presenting a detailed delivery schedule and anticipated budget for approval to senior management.

Ensure all long lead materials are identified and if necessary expedited to ensure the schedule can be completed as
- Assist the Development Team with Preconstruction activities including owner-direct material and equipment purchases
- Make recommendations on the selection of a construction delivery team best suited for the
- Assist in the development and distribution of any formal "Request for Proposal" for the various projects.

Assist in budget estimating with pre-construction on and requested project scopes

Conduct meetings with the Local Building and Fire departments to review the concepts and to obtain assistance in expediting the approval
Construction Role
- Assure the project safety program presented by the General contractor is implemented and enforced, and that all owner service providers adhere to the project safety programs.

Participate with the design team with onsite quality control inspections, and ensure inspection processes are approved and implemented.

Work with the project team to ensure project information flow is continuous and that all RFls, submittals, and shop drawings are submitted, reviewed, and responded to within the schedule timeline
- Ensure that communication between the facility Team and the contractor covers all potential impacts on the facility operations, and the logistics material deliveries are covered in advance of the required
- Ensure that onsite work is clearly scheduled and that supervision is always onsite during construction.

Ensure that all inspections are documented and that any defective items are clearly noted and listed as critical
- Review and make recommendations on progress
- Review any revisions issued and provide comments (recommendations for acceptance or rejection) on
- Manage the RPC process for any requested additions or deletions to the project scope.

Ensure that progress reports are issued by the General Contractor with the monthly requisitions, and provide any relevant additional commentary with the report.

With the Corporate Development team, assist in the cost projections for all components of the budget with a monthly recap.

Project Close-Out

Ensure compliance and track the submission of all close-out
- Actively Participate in the punch list process and assign the designated teams for sign-off with a
- Set a date for punch list completion and a value for any items to be completed after that
- Ensure all requirements are met for substantial completion and such certificate is issued upon acceptance by the
- Ensure that all project close-out documentation is clearly listed and conditional to the issuance of final completion.

Review the final Pay requisition and respond with any comments on open items.
