POSITION OVERVIEW
The Sales Director is an in-house employee role, working directly for the developer, to lead a small but talented team of sales professionals for a remarkable collection of residences and private club memberships. Working together with the development team, marketing professionals, Four Seasons team, and third-party sales agencies, the Sales Director will be a results-driven sales leader charged with achieving the sales goals of this master-planned development.
Sales Leadership
- Develop and implement comprehensive sales strategies to maximize sales pricing and pacing
- Personally handle all VIP inquiries, take sales appointments, make presentations, and close sales
- Nurture all sales leads and ensure progress through the sales funnel
- Leverage personal relationships of HNWI buyers and the brokerage community to drive qualified sales leads
Sales Management
- Manage an on-site team including 1-2 additional salespeople, administrative and operational staff
- Oversee the closing of all team leads and track agent progress with all hot prospects
- Mentor and train agents on sales techniques
- Oversee reporting and lead tracking
- Manage team scheduling and office operations
- Oversee compliance with record-keeping, document execution and disclosures
Sales Feedback
- Identify potential obstacles to sales and propose solutions
- Provide operational and buyer feedback to the development team
- Liaise with construction teams on progress
- Liaise with marketing teams on sales initiatives and promotional activities
- Provide market feedback to design teams on demand and buyer preferences
Key Qualifications
- 3+ years of sales experience in the luxury property development sales sector
- Proven track record of success in closing high-end residential sales
- Sophisticated presentation and sales skills
- Solution-oriented and constructive collaborator
- Resident of Austin or willingness to relocate
- Texas experience preferred
- Experience selling branded residences preferred
- Experience with private membership clubs a plus
