YOUR ROLE

Maintain the physical integrity of the property at all times.

Immediately reporting all out-of-the-ordinary incidents to the Resident Manager. If the Resident Manager cannot be reached, the Assistant Manager should be contacted. If the Assistant Manager cannot be contacted, the incident should be reported to the Property Supervisor or the main office, respectively.

Maintain necessary records of all maintenance service provided, including preventive maintenance programs including such items as pool service, HVAC, electrical, plumbing, etc.

Ensure that all maintenance requests are handled on an immediate one day, one call basis and notify the Resident Manager if any parts must be ordered which may cause a delay.

Order stock and work within the established budget subject to the approval of the Resident Manager.

Oversee proper care and maintenance of all equipment and tools.

Continually inspect property for deficiencies and take necessary actions, including a minimum of one (1) nighttime walk through of the property per week.

Schedule on-call maintenance personnel subject to the approval of the Resident Manager and ensure after-hours answering service personnel are notified.

Coordination and implementation of work to complete make-readies for vacant apartments on a timely basis.

In conjunction with the Resident Manager, obtain bids for such services as trash removal, security service, landscape maintenance and contractor services.

Accurate and timely completion of special projects as assigned by the Resident Manager.

Evaluation and training of Grounds personnel.
