Summary of Job Duties and Responsibilities
Maintenance Technician will be responsible, under the Maintenance Supervisor, for the overall maintenance of the apartment complex and all areas related to the day-to-day maintenance operations of the community. Essential duties include but are not limited to:
1. Maintain heating and air conditioning units. (Troubleshoot, repair and replacement)
2. Maintain boilers monitoring water temperatures, troubleshoot and repair.
3. Basic electrical, plumbing, carpentry, masonry and painting.
4. Repairing and treating structures such as showers, sinks, appliances, doors/cabinets, walls and building exteriors.
5. Make ready units for new move-ins.
6. Complete grounds work such as: Grounds pick-up, sweeping and light landscaping.
7. Coordinate special projects as directed
8. Any other duties as assigned.
Job Requirements
Apartment Production and Turnover in accordance with the policies of PRMI. The description of the quality of work to be performed is provided in the attached “Apartment Turnover” schedule. This is to include dropouts and drop-ins, wall prep and other services so needed to make the apartment ready for a new resident.
Regular apartment maintenance of occupied units and common areas. Whenever possible a “Maintenance Request” should be given to you that orders the type of repair needed. You should not take work requests from Residents when seeing them outside the office, unless deemed to be a safety or hazard breakdown. (Residents are to call all service requests to the Leasing Center and work is to be delegated according to priority.)
The Employee will perform maintenance of common areas, outdoor facilities, on the grounds or other assignments as deemed necessary by the Supervisor.
Employee is to be on call for after hour emergencies. A rotate schedule is available at each property. Your rotate schedule is defined in your terms of employment. One must have the ability to follow oral and written instructions and be able to maintain effective and cooperative working relationships with the team.
Education/Qualification
High School Diploma or GED
Valid driver’s license and reliable transportation required
