**Overview:**
We are seeking a skilled Maintenance Director to oversee the maintenance operations in our 138-apartment independent living senior community. The ideal candidate will play a crucial role in maintaining and improving our community's physical assets, ensuring the safety and comfort of our residents and staff. You will be responsible for overseeing the maintenance department, executing preventive maintenance programs, and managing maintenance projects while upholding the highest standards of quality and safety.
**Qualifications:**
- Experience in troubleshooting HVAC systems
- Experience in minor plumbing repairs
- Experience in patching and repairing drywall
- Experience in painting
- Experience in preventative maintenance on equipment
- Relevant certifications or licenses in maintenance or facility management are a plus.
- Experience as a Maintenance Manager in a community or similar setting
- Excellent leadership and team management skills.
- Proficiency in budget management.
- Knowledge of safety regulations and best practices.
- Strong problem-solving and decision-making abilities.
- Excellent communication and interpersonal skills.
- Ability to work flexible hours, including evenings and weekends if needed.
**Responsibilities:**
Supervise and lead the maintenance department, including technicians and contractors, ensuring they are well-trained and equipped.
Supervise housekeeping staff
Develop and implement preventive maintenance programs for all equipment, systems, and facilities.
Conduct regular inspections of premises to identify maintenance needs and safety concerns.
Coordinate and manage repair and maintenance projects, including plumbing, electrical, HVAC, and general building repairs.
Oversee the efficient operation of utilities, including water, electricity, and HVAC systems.
Maintain an inventory of supplies and equipment necessary for maintenance tasks.
Ensure compliance with safety regulations and maintain a safe working environment.
Manage and track maintenance budgets and expenses.
Collaborate with other departments to meet their maintenance and renovation needs.
Respond promptly to resident requests and resolve maintenance issues to their satisfaction.
Assist in sourcing and evaluating contractors and suppliers.
Develop and maintain relationships with vendors and service providers.
Assist in the planning and execution of renovation and refurbishment projects.
Train staff on safety procedures and equipment operation.
Maintain accurate records of maintenance and repair work.
