Job Summary:
The Commercial Property Manager is responsible for overseeing the daily operations of commercial properties. This includes managing tenant relations, property maintenance, leasing activities, financial management, and ensuring the properties meet the owners' investment goals. The ideal candidate will possess excellent communication skills, strong organizational abilities, and a deep understanding of property management principles.
Key Responsibilities:
- Tenant Relations:
- Act as the primary point of contact for tenants.
- Address tenant concerns and requests promptly.
- Conduct regular tenant meetings and maintain positive tenant relationships.
- Ensure compliance with lease agreements and property policies.
Property Maintenance:
- Oversee the maintenance and repair of properties.
- Coordinate with contractors and maintenance staff to ensure timely and efficient service.
- Conduct regular property inspections to ensure high standards of upkeep.
- Develop and implement preventive maintenance programs.
Leasing and Marketing:
- Assist in marketing and leasing vacant spaces.
- Conduct property tours for prospective tenants.
- Negotiate lease agreements and renewals.
- Maintain accurate and up-to-date leasing records.
Financial Management:
- Prepare and manage property budgets.
- Oversee rent collection and ensure timely payment.
- Monitor and control property expenses.
- Prepare financial reports for property owners.
Legal and Compliance:
- Ensure properties comply with local, state, and federal regulations.
- Handle property insurance claims and manage risk.
- Maintain proper documentation and records for all property-related activities.
Vendor Management:
- Select and manage vendors and service providers.
- Negotiate contracts and ensure quality of service.
- Monitor vendor performance and compliance with agreements.
Strategic Planning:
- Develop and implement property management strategies to maximize returns.
- Conduct market research and analysis to inform decision-making.
- Assist in property acquisition and disposition activities as needed.
Qualifications:
- Proven experience in Real Estate (Residential or commercial property management)
- Strong knowledge of property management principles and practices.
- Excellent communication and interpersonal skills.
- Proficiency in property management software and Microsoft Office Suite.
- Strong organizational and time management skills.
- Ability to work independently and as part of a team.
- Knowledge of financial and accounting principles related to property management.
- Valid driver’s license and reliable transportation.
Working Conditions:
- Office environment with frequent travel to properties.
- May require occasional evening or weekend work.
