JOB PURPOSE:
Under general direction, performs general facility maintenance and repair disciplines in a hospital setting as well as its associated medical clinics. Work includes preventative and corrective maintenance of electrical and mechanical equipment, in-house telephone system, plumbing, carpentry, and painting. Services and cares for all health center exterior grounds and buildings. Assist with moves, transportation and security as needed. Assists environmental services department with cleaning, floor care, and terminal cleaning in the facility. Performs lawn care and light duty equipment and maintenance. Any position that has direct patient care is considered to be safety sensitive by Avem Health Partners standards.
ESSENTIAL FUNCTIONS INCLUDE BUT NOT LIMITED TO:

Maintains the functional integrity of the facility’s electrical, mechanical, and communications equipment by performing preventative and corrective maintenance on these systems in compliance with established policies, procedures, and regulations of the hospital and department as well as with federal, state and local codes.

Maintains and repairs facility equipment. This includes portable and stationary equipment as well as the physical structure and its furnishings.

Performs minor construction work to include plumbing repair, carpentry, drywall and tape, and painting.

Completes work order documentation at completion of assignment and keeps supervisor apprised of department material needs to assure adequate stock on hand.

Cleans up work area after work is performed, whether finished or unfinished, disposes of all waste materials and secures all dangerous equipment and supplies.

Safely operates all department equipment, tractors, and cleaning machines.

Buffs, strips, and waxes floors.

Maintains all equipment for lawn care and floor care.

Adheres to safety rules and ensure patients, staff, and visitors are safe while lawn mowing, and other equipment is in use.

Cares for lawns, shrubbery and trees in all phase of lawn care. Assist with snow and ice removal.

Moves furniture and other heavy objects as required.

EDUCATION/QUALIFICATIONS:
-
High school diploma or equivalent education is preferred.
-
Must be able to communicate effectively in English (verbal/written).
-
Requires the ability to read, write, and perform simple mathematics.
-
Requires working knowledge and basic knowledge of carpentry, painting, grounds keeping and plumbing repairs.

Current plumbing or electrician license preferred

Maintenance Technician: 1 year (Required)

Must be able to assist in the evacuation of patients during emergency situations.

Capable of performing a variety of different duties with ability to prioritize responsibilities.

Must be able to work based on facility needs. Must be available on an “on-call” basis and readily available to be summoned to the facility in an emergency and is expected to report to the facility in an emergency.

Must possess sight (color perception required) and hearing senses or use prosthetics that will enable these senses to function adequately so that the requirements of the position can be fully met.
WORKING CONDITIONS:

Hazardous energy in the form of electrical and mechanical is present regularly.

Work requires physical dexterity, strength, and agility to work in awkward, strained, and squatting positions for long periods.

Work can be in small cramped spaces, at heights, from ladders or scaffolding and requires pushing and pulling.

Work can be exposed to grasses and other foliage as well as to moisture and dirt.

The cleaning of fecal matter, blood, urine, vomit, etc. is expected and occasional exposure.

Expected exposure to hazardous materials and infectious waste.
-
While performing the duties of this job, employee is occasionally exposed to wet and/or humid conditions, risk of electrical shock and vibration.

The noise level in the work environment is usually moderate.
