Construction Project Manager/Construction Superintendent
Seeking a Project Manager/Superintendent for a field-based position constructing multi-family and mixed-use projects in Melrose, MA. This is a permanent position with a large locally based real estate owner/developer that specializes in multifamily and mixed-use projects and acts as its own general contractor.
Summary:
To provide on-site coordination for all phases of multi-family construction projects, including bidding, coordinating, and awarding subcontracts, material, and equipment, ensuring that specifications are being strictly followed and work is proceeding on schedule and within budget. The candidate shall be responsible for scheduling inspections, quality control and job site safety. The ideal candidate must have proven experience in multi-family construction including site work and rough and finish building and also experience in construction management.
Essential Functions / Major Responsibilities of Project Manager:
- Coordinate the work of the various professionals including the architect, engineer, and other project team consultants.
- Solicit and procure bids for labor, materials, and equipment.
- Schedule subcontractors, consultants, and vendors in critical path to ensure timely completion.
- Perform quality control duties and responsibilities regarding the work being performed.
- Ensure that subcontractors are fully executing and complying with contracted scope of work.
- Coordinate required inspections with local jurisdictions.
- Identify subcontractor non-compliance with safety, health, and environmental quality standards.
- Inspect all phases of the project daily to monitor activities and assist in future planning.
- Preside over weekly subcontractor meetings designed to coordinate the work.
- Issue notices of non-compliance to subcontractors in regard to quality of work or scheduling.
- Ensure that the job site is always kept in a clean and organized manner.
- Perform job progress and completion punch list identification and completion.
EDUCATION/EXPERIENCE:
- Five (5) + years related experience and/ or training, or the equivalent of education and experience. Candidate must have a valid driver’s license and be willing to travel to the projects.
TECHNICAL SKILLS REQUIRED:
- To perform this job successfully, an individual should have basic knowledge of current computer software including but not limited to: MS Office, MS Project, PDF readers/ editors, FTP sites, Newforma and other construction-based software.
QUALIFICATIONS:
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily, including communicating (orally and written) in a professional manner and regularly be required to sit, stand, walk, or otherwise move around the projects. The requirements are representative of the knowledge, skills, and/or ability required.
