SULLIVAN CONSTRUCTION COMPANY: Well established company serving retailers and commercial developers throughout the Southeast is currently seeking a full time Assistant Project Manager/Project Engineer in our Ft. Lauderdale office.
Responsibilities include managing construction projects both in the main office and in the field. Such management may include not be limited to: Assisting project managers and site superintendents, including coordinating subcontractors contracts, vendor purchase orders, initiating estimates, maintaining and updating project management logs, and ensuring work is proceeding on schedule within budget.
Core Duties & Responsibilities
· May be required to independently manage small construction projects of limited scope and complexity
· Prepare and issue subcontract-specific terms and conditions for estimating
· Manage Subcontractor relationships to achieve a successful teamwork environment
· Draft Subcontracts for review by Project Manager approval
· Organize project folders ensuring up to date information and optimum flow of information at all times (e.g. specifications, plans, transmittals, purchase orders, changes, contracts, etc.)
· Manage project logs, schedules, submittal logs, subcontracts, RFIs, Shop Drawings, permits, inspections, purchase orders, certificates of insurance, change orders and plans
· Prepare, distribution and approval of Change Order Requests by Owner and Subcontractors
· Maintain project folders ensuring all information is complete, correct, organized and accessible
· Coordinate and attend job site meetings when needed
· Coordinate required inspections with local jurisdictions.
· Schedule and track delivery of materials/supplies and equipment ensuring on-time delivery
· Prepare closeout documents, including warranties, as-built drawings, punch lists, etc.
· Assist PM in negotiating scope and costs with subcontractors
· Assist the Project Managers in processing all Subcontractor Requests for Information (RFI) and Requests for Proposals (RFP) forms.
· Assist in providing weekly project updates to clients
· Assist the PM in project estimating including material takeoffs, request for proposals with subcontractors and suppliers and updating historical unit costs to provide accurate and competitive quotes for potential clients
· Assist in obtaining permits or approval of revisions including frequently visiting municipalities to ensure an expedited process avoiding project delays.
· Assist in preparing monthly percent completion on an earned value method to be used to distribute the monthly Applications for Payment.
· Assist in developing the project construction schedule in conjunction with the Project Manager and Superintendent and the required Subcontractors.
Knowledge, Skills and Abilities:
· Minimum of 3 years of construction industry experience
· Ability to read construction drawings and specifications.
· Excellent communication skills & positive teamwork attitude.
· Communication in English required, Spanish a plus.
· High level of knowledge in excel, word and project scheduling software required
· Effective in time management.
· Ability to plan and organize well, establishing priorities, schedules and realistic action plans
· Ability to identify deficient work and provide resolution to Project Manager
· Approaches others in a professional manner, reacts well under pressure
· Demonstrates accuracy, thoroughness and follow through
· Completes work in a timely manner and strives to increase productivity
· Follows instructions, responds to management direction
· OSHA 30 training provided.

Pay: $50,000.00 - $75,000.00 per year
