Your Responsibilities:
- Zoning and Land Use Analysis: Conduct thorough research and analysis of local zoning ordinances, land use regulations, and master plans to determine development feasibility and potential constraints.
- Due Diligence: Perform comprehensive site assessments, identifying potential development risks, environmental factors, and infrastructure requirements.
- Entitlement Process Management: Prepare and submit detailed entitlement applications, including rezoning requests, variances, conditional use permits, and other necessary approvals.
- Community and Government Relations: Build positive relationships with local government officials, planning departments, neighborhood groups, and other stakeholders. Attend public hearings, community meetings, and other forums to represent the company's interests and address concerns.
- Project Coordination: Collaborate with architects, engineers, surveyors, attorneys, and other professionals to ensure seamless project execution within the established regulatory framework.
- Document Preparation: Draft technical reports, presentations, memos, and other documentation related to zoning, entitlements, and project feasibility.
- Negotiation: Negotiate with landowners, government agencies, and other stakeholders to secure favorable development terms and mitigate potential conflicts.
Required Qualifications:
- 3 or more years of experience in urban planning
- Bachelor’s degree in urban planning, urban studies, architecture, environmental science or a related field required.
- In-depth understanding of zoning and land use regulations, GIS and mapping, research and analysis
- Excellent leadership skills, with steadfast resolve.
- Ability to diagnose problems quickly and foresee potential issues.
- Software proficiency in using planning software and tools, such as AutoCAD, Adobe Creative Suite, Microsoft Office
Preferred Additional Qualifications:
- AICP Certification preferred.
- Experience in commercial land use
- Experience in Different Geographic Regions
