The Maintenance Technician is responsible for performing maintenance duties that assure the preservation and upkeep of the commercial properties and equipment servicing these properties. The Maintenance Technician is a key member of the property management team and must exercise good customer service skills in order to maintain a high level of customer satisfaction. This position is within a very small welcoming company.
Core Duties and Responsibilities:
- Consistently follow company policies.
- Complete building items listed on the work order log.
- Be readily available by phone at all times during the workday for responding to breakdowns such as plumbing issues, electrical and HVAC.
- Be available after hours and on weekends for RARE after hour emergencies.
- Inspect properties and building and communicate with management regarding properties.
- Snow / ice removal of sidewalks, as needed.
- Ensure outdoor cleanliness of properties, spray weeds, trim bushes, ensure grounds, sidewalks, parking lots and driveways are clean. Police properties for trash.
- Change burned out light bulbs during weekly inspections.
- Plan and coordinate repair of maintenance items.
- Occasional meetings with vendors to receive estimates, or to go over completion of projects.
- Communicate effectively with tenants regarding repairs.
Competencies:
- Ability to lift or carry items up to 50 lbs.
- Ability to read and comprehend simple instructions, operating instructions, and procedure manuals.
- Ability to work on roofs or above ground level.
- Ability to communicate and express oneself clearly in conversations with others.
- Ability to work proactively by doing what needs to be done prior to being asked to complete it.
- Ability to work outside.
Education / Experience:
- High school diploma / GED
- Minimum of 3-years prior Maintenance Technician experience required.
- HVAC knowledge
- OSHA safety policies knowledge.
- Valid driver's license.
- Clean driving record.
- Be able to use hand and power tools as necessary.
- Ability to pass criminal background checks, drug test, and work performance physical test.
