As the Lead Maintenance you are responsible for all on-site maintenance and leads and delegates all maintenance requests, preventative maintenance and amenity area maintenance for the property. You will partner with the Property Manager regarding oversight of all maintenance related activities/initiatives working with multiple deadlines, maintaining efficiency and control over projects assigned within time frames allowed and changing priorities and in achieving all property goals. Also, you are responsible to oversee a safe, secure and comfortable living environment for residents, visitors and staff.
Job Requirements
- 3+ years prior supervisory experience (knowledge, skills and abilities) as multi-property Lead Maintenance is REQUIRED
- HVAC Certification is REQUIRED
- 5+ years experience with Plumbing, Electrical, Painting, Appliance Repair, Pools and General Maintenance is REQUIRED
- Must be able to effectively train and guide other service staff through the course of the work day. Be able to fairly evaluate service staff performance, providing constructive advice when needed. Work as a team leader.
- Assist with completing service requests
- Assist team with make readies and upgrading apartments; efficiently and effectively scheduling team, assuring that work orders and make readies are completed correctly in a timely manner
- Stress-management, time-management, and problem-solving skills
- Stable work history a PLUS
- High school diploma
- Must be willing to be on call per schedule and alternate schedule
- Must provide own tools and have reliable transportation
- Bilingual (English/Spanish) is a PLUS
Working Environment/Requirements
- While performing the duties of this job, the employee is regularly required to stand, walk, and sit. The employee is occasionally required to reach with arms, hands and fingers; climb or balance; stoop, kneel, crouch, or crawl; and smell. Occasionally lifts, carries, positions, or lift 50 pounds individually and up to 100 pounds with assistance devices (dollies, hand trucks, additional persons). The working environment is typically in an outdoor setting, with an occasional need to leave the premises for business purposes.
- May work non-traditional hours, to include evenings or weekends in order to complete work. Employer may also require employees to attend company meetings, training programs and annual leadership conference; may require additional travel outside of assigned community.
- Property employees are required to comply with the company uniform policy. A copy of the uniform policy is provided on the first day of company employment.

Pay: $25.00 - $28.00 per hour
