Position Summary:
The Commercial Project Manager position will provide overall management for multiple large projects to plan, schedule, adjust, and maintain timelines in a fast-paced construction/installation environment while maximizing resources and optimizing budgets.

Responsibilities of this position include, but are not limited to, the following:
- Defines and clarifies project scope and sets team direction and goals
- Determines the organizational structure of the project team and identifies roles and positions
- Understands plans and specifications to identify the types and grades of materials and equipment needed to ensure compliance with project requirements
- Participates in conducting the review of initial job estimate and take ownership of the construction estimate for budgeting projections
- Work with Project Superintendents to ensure proper preparation of lay-out and construction drawings
- Assist with the proposal design and writing the scope of work
- Assist with management plans
- Assist with quality control and commissioning
- Develops specific goals and plans to prioritize, organize and accomplish work in a timely and efficient manner
- Review and process contract for construction with General Contractor
- Plan, organize and direct the procurement of materials needed for project construction
- Use communication and organizational skills to lead, manage, and train others to accomplish goals
- Maintain a positive and safe work environment
- Educate and develop team on an individual/as needed basis
- Assist with the development of project schedules: assigning cost and manpower to the schedule, and provide manpower and revenue forecast on a monthly basis.
- Develops and presents clear and detailed project scopes to the client
- Prepare and maintain complete project scope including document control (i.e. plans, schedules, requests for information, submittals, specifications, sub-contracts, schedule of values, purchase orders, material releases, invoicing, etc.)
- Complete weekly variance reports, labor projections, and schedule maintenance.
- Complete monthly onsite surveys of cost to complete in conjunction with onsite superintendent team.
- Monitor, document, and control the project through updated construction schedules
- Schedules and conducts required Project Meetings (start-up, progress and post)
- Document, report, and prepare information, as necessary, for all job delays/accelerations presented for cost reimbursements.
- Responsible for accurately reporting project costs by surveying, job cost month end processing, manpower projections, and overall job cost analysis.
- Prepare and provide monthly project billings.
- Ensure compliance with all job safety standards established by Tri-City and all regulatory agencies
- Responsible for project close-out/turnover with General Contractor and conduct follow-up for “in-house” project closeout.
- Maintain effective working relationships with vendors, owners, and internal business partners
- Keep abreast of current trends and developments in the field, read technical and trade journals, and participate in activities of professional associations

Experience and Education:
Required:
- Proficient in Microsoft Office suite of products (Outlook, Excel, Word, etc.)
- 2-5+ years experience successfully assisting with the management of commercial electrical projects over 2 million dollars
- Working knowledge of Local and National Electrical Code requirements
- Strong experience with AccuBid/LiveCount, Bluebeam, PlanGrid, and Microsoft Office Suite
- Experience reviewing, comprehending, and preparing contract documents (contract drawings, subcontracts, contract addendum, specifications, and change orders)
- Experience reading, and interpreting construction plans and specifications and applicable Local and National Electrical Code requirements
- Must have the ability to effectively read, write and communicate in the English language at a 12th grade level
- Must possess a valid Florida Driver's license
- High School Diploma or GED
Preferred:
- Bilingual
- Associates or Bachelor’s degree
- OSHA 10
- Journeyman or Master Electrician License
- Four plus (4+) years as a commercial electrician

Physical Demands & Work Environment:
- Occasionally exposed to a variety of extreme conditions at construction job sites.
- This job operates in an indoor professional office or job site environment. May work outside in heat/cold, wet/humid, and dry/arid conditions.
- Employees may be exposed to fumes, airborne particles, moving mechanical parts, and vibration. In addition, the employee may occasionally be exposed to various extreme conditions at different work locations.
- Employees will be exposed to moderate noise (i.e., business office with computers, phones, printers, and light foot traffic).
- While performing the duties of this job, the employee is regularly required to talk and hear. This position is occasionally active and may require standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing throughout the day.
- Must be able to move objects that weigh 25 pounds.
- Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
- This position routinely uses standard office equipment such as computers, phones, photocopiers/printers, filing cabinets, and fax machines.
Position Type, Expected Hours of Work, and Travel:
This is a full-time position. Days and hours of work vary but equate to 40 hours per week. Occasional evening and weekend work may be required as job duties demand.
Travel is primarily local during the business day, although some out-of-area and overnight travel may be expected.
